When managing a property with a new lease or new tenants moving in, it is often recommended—and in some cases required—that you register them with the association. During the process of signing a management agreement with the property owner, please verify:
• If tenant registration is required by the association.
• If an association background check is also required, as some communities mandate this.

For Associations Requiring Background Checks
If the community requires a background check, follow these steps:
1. Provide the Background Check Request Form to Your Prospect Tenant
• Share the form with your prospect tenant so they can enter their information and receive an invitation via email to complete and pay for the background check.
• Most community websites have a “Renting a Property” section with this form, making it easy for you to direct tenants to the correct information.
2. Wait for the Decision
• Once the background check is completed, we will issue a decision.
• After approval, you can finalize the lease with your tenant and then proceed with tenant registration.
For All Associations
After completing any association-specific background check requirements (if applicable), you will need to proceed with tenant registration. This step is typically completed by the property owner or property manager.
What You’ll Need to Complete Tenant Registration
1. Fully Executed Lease
• Upload the lease as a PDF.
• Enter lease details into dedicated fields on the form (e.g., tenant names, lease start/end dates).
2. Management Agreement
• This ensures that you and your company are added as authorized contacts on the account.
• It allows our support team to confirm your authority to ask questions about the account or property.
3. Liability Insurance (Optional/Rare)
• Some associations, particularly condominiums, require proof of liability insurance from the owner.
• If required, the form will specify the exact language needed for compliance.
By following these steps, you’ll ensure your tenants and property remain compliant with the community’s requirements. If you have any questions or need assistance during the process, feel free to reach out to our support team.
